  1. Neighborhood : As a real estate expert, my first suggestion would be to research the neighborhood before bidding on the house. It’s important to get a gauge of the crime rate, access to amenities such as parks, schools, and shopping centers. The more you know you more informed your decision will be.
  2. History of the Home: Knowing the recent and past owners of the home is a great way to get a feel for if it was well-maintained or neglected before you make the purchase. Your realtor should also encourage you to gather information on relevant inspections such as building, roof, termite, and appraisal.
  3. Structure: Older homes often come with their fair share of repair needs, so be sure to look out for signs of an aging structure such as leaks from the roof, peeling paint, or a musty smell.
  4. Lighting and Ventilation: Lighting and ventilation are important for the upkeep and longevity of your home. Be sure to check the windows and see if they are in working condition. Older model homes are notorious for having single-pane windows, so you may want to look into upgrading.
  5. Maintenance and Upkeep: Investing in a home is a long-term commitment and you may want to consider factoring in the cost of maintenance and upkeep before closing on the property.
  6. Repairs and Renovations: As mentioned above, older model homes may require extensive repairs and renovations to bring it up to par with today’s modern homes. Additionally, renovations may be the only way to increase the resale value of your home.
